Specialization: master of interior and exterior decoration (plaster, putty, tile, drywall, lining, laminate and so on). In addition, plumbing, heating, electrics, conventional cladding and expansion of balconies. That is, the repair in the apartment or house was done on a turnkey basis with all the necessary types of work.

Any balcony slab has its own margin of safety and over time it has to be strengthened around the perimeter or to do this to remove the balcony. If you do not do this work on time, then the plate is destroyed at the edges. And this already carries a danger to health and life.

It is possible that what I am going to tell you about strengthening the slab will be somewhat unusual for you, but these are my achievements from many years of practice. So, I share my experience!

Stove for the balcony

Rules No. 1: General

Despite the fact that the dimensions of the balcony slab can be different, they often have the same problems, this is a weakening of the structural power, since it has a extension to the facade and is exposed to atmospheric influence.

GOST for balcony slabs 2569783 subdivides them into:

  • multihollow (only for loggias);
  • solid flat;
  • ribbed
  • the entire load in a monolithic house or in a brick is transferred to two or one side, pinched in a wall at two edges.

The fixing in the brick house and in the panel, in fact, is the same and the problems also arise the same, especially in old houses. For example:

  • in all the famous "Khrushchevs" the design allowable load per linear meter along the wall was 100 kg, but under the influence of moisture it decreases over time;
  • it is noteworthy that in some houses of this type over 40 years of operation, the cross-section of the reinforcement in the slab has decreased four (!) times, therefore, at the moment, the permissible load is 50 kg;
  • the situation in the "stalinkas" is much worse, since they are older and reconstruction has long been needed, because the service life of the plates has already come to an end - they are more than 50-60 years old;
  • therefore, it is not recommended to allow any additional loads - in some cities, collapses of slabs were noticed and people were injured;

  • so those who are looking for the right way to fill the slab should consider that this is not a restoration, but excess weight. In addition, the pouring does not strengthen the reinforced concrete structure in any way, but simply lies on top with an additional layer;
  • naturally, a question may arise here, but at whose expense is the repair of a rotten stove? But it already depends on the service contract that you made when buying your apartment. Although any organization will in every possible way unlock this replacement (I know from my own experience);
  • if you need a replacement plate, then you better contact a private company, since they will be dismantled and mounted with the help of special equipment and specialists.

Rule number 2: strengthen the plate

If the top layer breaks down - remove it.

But, how to make major repairs and load calculations, if you notice that the plate began to collapse? First of all, if the top layer is covered with cracks and potholes, then you better remove it when you get to the mortgages and reinforcement.

But do not rush to fill in anew. If you have the skills of a welder, turner, locksmith or have a technical background, then you can independently determine whether the reinforcement circuit can withstand further loads. However, if you do not understand this, then it is better to use the help of a specialist.

You can bring down the collapsing top layer later, if you are sure that the mortgages are “living” - this is, like the reinforcement of the arch - the whole structure is held on. Therefore, you will need to cut the fence flush with the slab.

And weld the 50th corner to the vacant mortgages around the perimeter - this will be the strengthening and replacement of the old edging. But I want to repeat once again that this is possible only if the reinforcement is in good condition, and this can be determined by the condition of the mortgages.

If you will not expand the balcony, then in place of the downed top layer, after the perimeter has been fixed and the fence has been installed, you can pour a light screed, not more than 2 cm thick.

But what to do and how to restore mortgages if they rotted? To do this, we fasten a steel strip 40 mm wide along the length of the plate onto the wall with anchor dowels and to it, weld the same strips across the plate (towards the extension) through 60-70 cm.

After that, fasten each strip in two or three places on dowels with screws with an anti-corrosion coating. This will simultaneously play the role of mortgages and reinforcement, and if you fill it, then weld 6 mm wire or thin reinforcement across the strips.

How to repair a balcony slab if it also began to fall apart along the bottom of the perimeter? In this case, weld the pieces of reinforcement to the corner that you installed on top to grab a similar corner from the bottom, as shown in the top photo.

You can do it yourself if you know how to handle electric welding and have certain physical abilities. But it is best to do such work together for insurance at height.

Rule number 3: expansion of the balcony

Now let's figure out what to do if you need to expand the balcony at the base of the stove? Of course, first it is necessary to carry out its restoration, which was mentioned above.

But if you are convinced that the reinforcing cage is badly damaged, then extensions should be avoided. Nevertheless, such a design, which I propose to do, has minimal load on the plate, and now you will understand why.

So that the entire load of the expanded design does not fall on the stove, first of all you need to fasten the profile 20 × 40 mm or 40 × 80 mm with anchor dowels with a pitch of no more than 30 cm, only lying down.

You weld profiles 40 × 80 mm to it by installing a welded strip or profile 20 × 20 mm on the front edge of the plate so that they become strictly horizontally. It turns out that one end of the future floor will already rest not on the plate, but on the wall, thereby weakening the load. Also, stands should be made between the horizontal profile and the stove - you just weld there pieces of metal from the waste.

Along the edges of the plate to the corner with which you strengthened the perimeter and weld one more profile to the forward profile under the wall. Now all you have to do is take out on the sides.

Temporarily grab the profile before the start of the removal for emphasis and drill into the wall (castellated milling cutter with a diameter of 100 mm) by 40 cm, as shown in the photo above. Hammer in there a profile of 40 × 80 mm, but do not cement so that it remains movable.

At the moment, you have the floor logs protruding forward, and you just have to weld the cross member to the front edge. To do this, you need at least three people - a welder and two helpers who will hold the profile.

Then cement the extreme profiles in the holes (you can add a little tile glue so that the solution does not crack) and allow to dry. Thus, part of the load goes to extreme lags - that’s the whole calculation, taking into account the weakening of the plate.

Conclusion

If you live in a new house and your balcony stove is in excellent condition, then you will not need repairs, as they simply will not make sense. But you should follow all recommendations regarding the extension.

Almost every apartment has a balcony or loggia. The difference between the balcony and the loggia is that the slab on which the entire structure is held protrudes above the facade of the house, while the loggia is a kind of niche, i.e. does not go beyond it. The design feature of the balcony is such that three of the four sides of the monolithic slab are not supported, and this represents a potential collapse risk due to high pressure. This fact should make the owners think about the maximum load on the balcony slab. You can list many situations where it is important to consider the maximum load weight. Moreover, violation of SNiP may result in an administrative fine.

Why is it important to know what load the concrete slab can withstand? First of all, for reasons of safety of oneself and others. There will always be an example where a collapsed balcony slab caused human tragedy, caused great material damage, falling on someone else’s car or infrastructure below.

Even relatively new homes built 10-20 years ago have load limits, even if builders used reinforcing balcony slabs. And what can we say about Khrushchev, over 60 years old? Many old houses have emergency status, this implies a constant danger of an accident when a balcony slab may not even support its own weight. In such circumstances, it makes no sense to calculate the balcony slab.

In everyday practice, to find out how much the balcony can withstand, you must:

  • during repair, glazing, insulation. casing;
  • when you intend to install wooden / plastic windows;
  • when you use it as a greenhouse, a winter garden, a single / additional pantry, storing old unnecessary things there;
  • are going to combine a balcony with a room, to keep there pieces of furniture, household appliances.

In the case of combining the balcony with the room / kitchen, the BTI employee may require determining if the balcony will withstand the load or not when reconfiguring with the integration of the premises. It is necessary to find the exact technical data of the passport of the apartment building during the development of the project.

All plans related to the need to keep a large number of things there should be consistent with the technical parameters of the balcony slab. It should be borne in mind that the load capacity of the plate, which is about 1800 kg, and the permissible load are not identical concepts. There are many nuances.

Main technical parameters of balcony slabs

The maximum permissible load on the balcony is indicated by SNiP 2.01.07-85 with the calculation of kilograms per square meter. So, in a panel / brick house of normal operating condition, the maximum load is 200 kg / m2. Therefore, in order to calculate how much the balconies in a prefabricated house can withstand, it is easy to know the typical sizes. Taking a plate of 1.2 x 3 meters as a sample, calculating its area, we find out the allowable load, we have it is 720 kg. In total, in an average panel house, balcony slabs can withstand about 0.72 tons.

But this does not mean at all that you can immediately place heavy furniture there, household appliances with a total weight of more than 700 kg. It is important to consider other parameters:

  • degree of wear (age) of the structure;
  • presence / absence of glazing;
  • weight of sheathing, insulation;
  • apartment layout, location of the balcony (corner / front);
  • weight of possible precipitation (snow, rainwater).

The maximum load on the balcony, taking into account the weight of all structures (they include windows, transoms, wooden / plastic trim, used by the owners individually for insulation and decoration) can be reduced by 100-150 kg. It is also important to provide for the possibility of precipitation in winter in the form of snow can weigh up to 200 kg. In total, it becomes even easier to determine how much furniture / equipment can be stored, how much weight a balcony can support. We subtract from the received 720 kg the weight of the windows, sliding window structures, cladding, precipitation, we obtain 370 kg.

Do not forget to take into account that people will periodically enter the balcony, so we take the weight of three more people to 80 kg, this will reduce the load by 240 kg. Total for the storage of personal items, appliances, furniture, plants, various materials, we have 130 kg left. And this, if we take a new prefabricated house as a standard. In Khrushchev, the maximum possible load can be up to 50-80% less than that which we calculated for the panel, i.e. 360-576 kg. Given the emergency condition, dilapidated balcony slabs, it is easy to understand: some balconies are not only not suitable for storing things, but simply dangerous. They can not be on, go to the edge of the plate, because there is always the possibility of collapse. Remember, the load on the edge of the balcony will always be slightly higher according to the law of physics. Moreover, the thickness of the balcony slab in Khrushchev may be less than the panel.

Important! The load on the loggia is not calculated as for a balcony, due to structural differences. Since the loggia is, in fact, part of the main floor slab of the house structure, the same SNiP standards apply.

The balcony is not only an adornment of any home and a comfortable sitting area, but also a great place to store small household items. Repair of a balcony slab or its strengthening requires knowledge of the wall structure of the building itself, and also depends on the material used in the construction of the house.

The main types of plates used for a balcony and their features

A balcony is a slab that protrudes some distance from the wall of a building. For security reasons, it is fenced with a railing around the perimeter. A balcony is a structure that includes a horizontal base plate, fasteners and fences.

Today, there are several types of balcony slabs, which vary in design:

Many believe that all plates are a continuation of the overlap, but this is not entirely true. During the construction of the balcony, a wide variety of mounting methods are used:

  • Use of additional support. Mounted on the ground floor, as it requires the presence of an external steel, reinforced concrete or wooden support, fixed on the ground;
  • Pinched in the construction of the wall of the house. The console plate is used;
  • Suspension to the supporting walls of the balcony platform;
  • In frame buildings, the support rests on the console of internal walls or columns. In this case, there is no load on the wall.
  • In panel-type houses, for example, in Khrushchev, balcony slabs are used with ceilings and relying on reinforced concrete structures.
  • Installation in a brick building is carried out by pinching in the facade of the house. Overhead and lining elements from reinforced concrete are walled up in it. They make up a niche for the stove. The edge that adjoins the wall is thickened. A rather large entry into the wall of the building is required. It must be welded with steel anchors to reinforced concrete elements.

The main reasons for the destruction of the balcony

As practice shows, the main reason why balconies are destroyed is the depressurization of joints and the violation of waterproofing. As a result, moisture forms in the room, forming condensation, from which mold appears.

In addition, moisture can act on reinforced concrete, penetrating into it and causing corrosion on the reinforcement. The age of concrete directly depends on the penetration of water   - the older it is, the more moisture it is easier to penetrate. Corroded fittings lose their bearing capacity and expand, which causes a deterioration in the bearing capacity of concrete.

Also, the destruction of the base of the balcony is caused by high pressure on the stove, sudden changes in temperature and a long absence of major and ongoing repairs, such as in Khrushchev.

The causes of the destruction of balconies may be errors made during installation. These include: the presence of a reverse slope of the slabs, the absence of droppers and drains in the lower part of the concrete slab and the absence of protective screens protecting the slab from moisture.

There are 2 stages of destruction of the base of the balcony:

  • The first includes minor destruction, when it is necessary to reinforce the slab. Such destruction occurs in homes whose age approaches 40 years. It can be done on its own, as it is a minor repair. For example, in cases of shedding corners.
  • The second stage is the destructive view of the object. These include the collapse of a part of the balcony, the appearance of cracks at the junction with the wall, exposed areas of reinforcement, destruction is observed in the upper layer of the platform, or peeling is observed in its lower part.

Who should repair the stove

Due to the fact that the normative acts do not spell out what a balcony is (living space or part of a supporting structure), it is impossible to clearly answer the question of who to contact and who is responsible for the repair. Ideally, the management company should replace and strengthen the balcony slab, but the railing and the parapet are the owner of the apartment. However, the answer to the question at whose expense the repair is carried out with accuracy will not work. On this basis, very often disagreements arise between the tenants of the apartment and the management organization.

If the fact of destruction of the integrity of the plate was noticed, then you should write a statement to the management company. This document is signed by a specialist and recorded in the appropriate journal. A good reinforcement of your words will be the application in the form of several photos of the destroyed balcony. The neighbors who live lower on the floor must leave their signatures on the corresponding statement. The next step will be a decision on further actions. You can wait for utilities, or you can do it yourself or with the help of construction crews. In the latter case, an estimate is needed in order to subsequently receive a recalculation of the rent. In the event that no option is suitable, you can safely go to court.

Stages of restoration of the balcony

In order to carry out repairs with your own hands, for example, in Khrushchev, you need to know in what order and what to do.

  • The first step will be preparation for the repair - to clear the balcony of debris, remove all unnecessary items, remove crumbled concrete.
  • The exposed parts of the fittings must be cleaned of rust. The first layer is easy to clean, but the lower ones must be treated with a special tool.
  • The mesh of the reinforcement is mounted on the plate with dowels. So that it fits into the concrete screed without protrusions, a small gap is left between the mesh and the slab. Formwork boards are fixed around the entire perimeter of the board.
  • Next, you need to prepare a solution consisting of cement and sand, which will be poured onto the reinforcement. In the future, the screed is covered with cement and rubbed, that is, “ironized”. It is important to remember that the thickness of the screed exceeds the thickness of the mesh two or more times.
  • The surface that is below should be primed and plastered a little later.

If the reinforcing cage has undergone more corrosion, strengthening the slab will be the best solution. Here it is necessary to carry out a set of preparatory measures.

  • The first step is to install steel beams on the sides of the platform and fix them to the wall with the console. Weld the mesh to them and start pouring concrete, the process of which was described above.
  • Upon completion of repair work, the surface should be waterproofed. For this purpose, coating or roll type materials are suitable.

Conclusion

So, if the repair is done with your own hands, you should remember that this is not an easy task. This largely depends on the degree of destruction of the balcony. Something can be done independently, and something can be entrusted to professional construction teams. In order not to be mistaken, it is recommended to carefully check the degree of wear of a particular element. If there is no experience in this matter, then it is better to contact an appraiser.

Signs of emergency balcony:

  • mechanical damage, which is expressed in the falling off of pieces of concrete, the protrusion on the surface of the rusty reinforcement of the frame;
  • the appearance of cracks, cracks between the wall of the house and the slab of the loggia;
  • deviation of the angle of inclination of balcony slabs out of the norm;
  • corrosion and loosening of the railing of the loggia.

Repair Procedure

Given the "distributed" responsibility, it is better to adhere to a certain scheme of actions if it becomes necessary to repair the balcony slab.

  1. State the essence of the problems and require the implementation of repair work from the housing and communal services in an official statement.
  2. Get an act confirming the status of "emergency balcony".
  3. In cases where the repair of the balcony base is postponed indefinitely due to the lack of materials and money in the housing and communal services, the balcony should be strengthened independently. In this case, the saved checks will help to return the money spent as a result of a lawsuit.

If it is planned on the base of the slab, then permission and an approved project, performed by a special firm, are required. The strengthening of the balcony, the dismantling of the balcony and other work are carried out by specialists on the basis of such documentation. It is the repairmen who are responsible for the safety during the overhaul.

Along with the indisputable advantages of this method of repair work, there are also disadvantages, the main of which are significant financial costs. Therefore, many prefer to repair an emergency balcony on their own.

Types of balcony repair

Minor repairs. It is produced using cement-sand mortar, and sometimes welding to strengthen the parapet. Basically, such work is the reinforcement of the supporting concrete structure by filling cracks, grooves, chips, filling the screed, fixing the elements of the fence.

Medium repair. It does not mean dismantling the balcony, but in this case the top layer is removed up to the reinforcing frame. If necessary, the reinforcement is strengthened and its anti-corrosion treatment is performed. Then the foundation is poured, waterproofing and flooring are installed.

Overhaul. The need for such work is visible to the naked eye, because the balconies have a ruined appearance. Moreover, the degree of destruction sometimes makes it worthwhile to completely dismantle the balcony, and it is also possible to expand the balcony at the base of the slab. This kind of work is not recommended to be carried out independently, since they require qualifications and special permits. In fact, they represent a replacement of the old foundation with a new one.

One of the repair options is laying reinforcement and subsequent concreting

The overhaul is based on the installation of a new metal frame to strengthen the balcony. These works must be carried out sequentially:

  • install a corner or channel made of metal around the perimeter;
  • mount the transverse jumpers;
  • throughout the internal area, insert a grate of iron reinforcement. In this case, reinforcement of this design is often used;
  • such a crate is mounted on embedded parts that are in the load-bearing wall since the building was commissioned;
  • install a supporting wooden or metal plate from below, propping it upright. The emphasis, as agreed with the neighbors from below, rests on the floor of their balcony;
  • fill the screed with a solution, which may include expanded clay to warm and facilitate the balcony structure. Such grounds may increase the total living space.

Parapet repair

The parapet is made from a wide angle. This requires:

  • scald the balcony base around the perimeter;
  • weld vertical racks to the bottom. In this case, the side posts must be attached to the load-bearing wall using anchors;
  • cover vertical racks with metal railing, fixing them by welding.

Preparation of the balcony slab for repair

  1. Before repair, clean the surface of debris.
  2. After that, “beat off” the entire surface of the plate with a hammer, removing a weak solution.
  3. On a cleaned surface using a metal ruler, you need to check the depth of the cracks.

If these procedures did not reveal deep defects, then the base is enough to strengthen along the perimeter with the help of metal corners, as well as fix it with anchors to the supporting wall.

Slope Repair

If the stove is tilted, it is necessary to strengthen the design of the balcony.

  1. The lower balcony slabs can be supported by metal pillars. To install them, you need a special foundation.
  2. The loggias of the upper floors are strengthened with the help of upper and lower brackets, as well as a cord, which is a metal cable with a diameter of 20-24 mm. With it, the outer side of the base of the balcony is attached to the wall of the house at a height of about a meter from the floor of the balcony. All joints are reinforced with a metal corner.
  3. To strengthen the loggia slabs from below with the consent of the neighbors, you can use rectangular corners fixed with long anchors.

The sequence of actions when repairing a plate with exposed reinforcement bars:

  • clean the surface first and remove rust;
  • make anti-corrosion treatment of iron elements;
  • to strengthen the reinforcement at the junction of the slab and the wall;
  • if necessary, insert new metal rods into the wall, concrete them, and then weld the frame to them;
  • supplement the crate with a metal mesh and pour it all with concrete.

Thus, it is better to bring the loggia or balcony slabs to normal condition together with the housing and communal services, especially when dismantling the balcony. Also, for the quality repair of all elements of the balcony, it is important to enlist the support of neighbors from above and below. Restoring slabs of balconies and loggias is a complex process. But this type of repair has a clear technology, worked out to the smallest detail. High-quality repair of the balcony slab is possible subject to all the recommendations of specialists.

Repair of the balcony slab can be done both with the involvement of construction organizations, and on their own. Depending on the degree of destruction, the need for cosmetic or major repairs is determined.

Over time, the balcony stove becomes unusable. Its destruction occurs mainly from the effect of moisture on concrete and reinforcement, the gravity of the elements of the balcony and people, sudden changes in temperature, the lack of repair work as necessary.

If the house is more than 40 years old, its balconies gradually become unusable. The question arises of how to strengthen the balcony so that it lasts for many more years and ensures the complete safety of the people on it.

Types of fixing balcony slabs

Methods of fastening plates can be different:

  • jamming in the wall of the building;
  • using a cantilever supporting floor slab;
  • in frame buildings, consoles of internal walls or columns serve as a support;
  • the plate is suspended from the internal load-bearing walls;
  • suspended to the ceiling;
  • relies on attached metal structures, less often on wooden.

Pinched used in brick houses. Mounted on the wall are overhead or underlay reinforced concrete elements forming a niche into which the plate is welded. The thickness of the edge, which is attached to the wall, is increased.

Plate Replacement

A worn balcony slab is replaced if the frame is hopelessly spoiled by rust. The work is carried out in stages:

  • replace unsuitable reinforcement, it must be primed and treated against corrosion;
  • 200 mm wide holes are drilled into the wall at a distance of 100 mm, metal rods are inserted perpendicular to the wall. Their length should correspond to the width of the balcony;
  • formwork is made, the reinforcing base is poured with concrete;

Why is it impossible to make a whole balcony construction with a floor slab? If the balcony is made a continuation of the ceilings of the building, then the life of the entire building will decrease. Corrosion reinforcement will penetrate the building. Also, the inner side will act by gravity on the wall, trying to lift it.
